Adding EV Charging to Your Commercial Property? Start With a Survey

A retail center owner wants to add EV charging stalls to an existing parking lot. A gas station operator is converting part of the site to accommodate fast chargers. A developer is planning a standalone charging plaza on a vacant commercial lot. All three projects share the same early bottleneck: before an electrical engineer can design the installation or a utility can commit to a service upgrade, someone needs accurate site data showing what's actually there.

EV charging infrastructure looks straightforward on paper — stalls, chargers, some conduit. In practice, siting it correctly on an existing or new commercial property depends on the same kind of survey work that supports any commercial site development, just applied to a narrower, more utility-intensive project.

Why Utility Capacity Drives the Site Plan

The single biggest constraint on most commercial EV charging projects isn't parking layout — it's electrical capacity. Fast chargers draw significant power, and getting that power to the right spot on the site often requires a new transformer, a service upgrade, or a dedicated utility easement. Plan the Survey Scope Around What You're Actually Building

A small retrofit adding a handful of Level 2 chargers to an existing lot needs a much lighter survey scope than a standalone fast-charging plaza with multiple new utility services.
