What Is a Boundary Survey?
Boundary Surveys are fairly more complex than simply measuring the physical boundaries of the land. In addition to defining the parcel of land’s corners, surveyors must conduct extensive research into public records, deeds, and prior records to accurately determine the boundary lines. Understanding exactly where your land’s property boundary will prevent potential future issues that may arise.

Why Do I Need a Boundary Survey?
Generally, boundary surveys are commissioned when purchasing, selling, or developing land. We provide the standard surveys requested by title companies, and realtors / lenders. These re-establish the boundary and show all permanent improvements in relation to the property lines, known easements, and known setbacks. Once all the necessary information is gathered and analyzed, our surveyors will present a certified drawing detailing the boundaries.
ALTA Surveys
An ALTA Survey is a detailed survey performed by a registered licensed surveyor, prepared in accordance with the standards specified by the American Land Title Association (ALTA) and the American Congress of Surveying and Mapping (NSPS).
Category 1A Land Title Surveys
A Category 1A Land Title Survey locates all important factors affecting boundary locations, ownership lines, rights of way and easements within or adjacent to a tract of land. The important difference between a Category 1A Survey and a "regular" survey is that a Category 1A Survey is specifically designed to meet the needs of title insurance companies.
What to Expect From a Boundary Survey
- Reestablishment of boundary corners with iron rods/pins if they are missing.
- Inclusion of permanent improvements such as: pools, sheds, decks, etc.
- Though, not the outline of the actual property, fences may be included in survey drawing.
- Property lines, easements, setbacks, and other pertinent information.
