What Is a Commercial Survey?

Commercial surveys will show the boundary of the property as well as the improvements located on the property, any building lines and easements that are shown on the recorded plat or disclosed the schedule b items as disclosed per the title commitment, and any requirements from the lender.

(Category 1A Condition II or ALTA/NSPS requirements will be completed at the client’s request provided we are informed at the beginning of the project.)


Why Do You Need a Commercial Survey?

If the land you are investing in or selling is zoned for industrial or commercial use, this would call for the employment of a commercial survey.  A commercial survey will allow you gain further knowledge about the property that may not be visible to an untrained eye.  Furthermore, title insurance companies require the utmost level of accuracy before completion of the transaction and the title insurance.  Guessing or estimating are bad practices during this process, because even the smallest discrepancy is inadmissible.  Additionally, proceeding on a property investment without a commercial survey is inadvisable, and could potentially lead to some huge legal issues in the future.
