Whenever a property transaction requires a title policy, a Category 1A Land Title Survey survey is required. This includes all transactions pertaining to the property, whether it is being sold, purchased, or refinanced. Furthermore, the type of Category 1A Land Title Survey required is categorized into four separate conditions in accordance to property location.
What is a Category 1A Land Title Survey Survey?
Since this survey is required by the title company to insure a title, a Category 1A Land Title survey entails a greater amount of detail than a standard land title. A Category 1A Land Title Survey locates all important factors affecting boundary locations, ownership lines, rights of way, and easements within or adjacent to a tract of land. However, the level of detail required could change depending on whether or not the property in question is commercial or residential.

What is a Category 1A Land Title Survey Condition II?
Condition II is for Urban and is applicable for land surveys made within an incorporated city, minus the central business district.
What is a Category 1A Land Title Survey Condition III?
Condition III is for Suburban and is applicable for land surveys made within a municipality that lies outside of the urban territory or incorporated city, but is still intended for residential, commercial, or industrial
What is a Category 1A Land Title Survey Condition IV?
Condition IV is for Rural and is applicable for land surveys on properties containing more than 10 acres of land that lies outside the limits of any municipality.
