What Is a Utility Easement?

A utility easement gives a utility provider the right to use a portion of your property for infrastructure like:

  • Power lines

  • Water and sewer lines

  • Gas pipelines

  • Internet and telecom

You still own the land — but that portion comes with restrictions.
